Renter FAQs
Answers to Common Rental Questions
General information only. Every property and lease is different, so always read your lease and ask questions before you sign.
Does it cost anything to work with you as a renter?
It depends on the property. In some cases the landlord or listing broker pays the agent who helps a tenant find the home, and in others a fee may apply. We’ll go over exactly how I’m paid, in writing, before we start, so there are no surprises.
What do landlords usually look at on an application?
Most landlords review income, rental history, credit and a background check, and they’re expected to apply the same criteria to every applicant. Each landlord sets their own requirements, so I’ll help you find out what a property asks for before you pay an application fee.
What fees should I expect when I rent?
Common costs include an application fee for each adult applicant, a security deposit, the first month’s rent and, for pets, a pet deposit or monthly pet rent. Some properties also charge for things like trash, pest control or utility services. I’ll help you get a full picture of move-in costs before you apply.
Can I rent with pets?
Many rentals welcome pets, though landlords may set limits on number, size or type and may charge pet fees. Assistance animals are not considered pets and are handled differently under fair housing law. Let me know about your pets up front and I’ll focus your search on homes that fit.
How long is a typical lease, and can I get my deposit back?
Twelve months is common, though some landlords offer shorter or longer terms. Your security deposit is generally returned after you move out, minus any charges the lease allows for things like unpaid rent or damage beyond normal wear and tear. Photos and a move-in condition form on day one are the best way to protect it.
How soon should I start looking?
Starting 30 to 60 days before your move-in date usually gives you time to search, tour and apply without rushing. Good homes can lease quickly, so having your documents ready makes it easier to act when you find the right place.
