Investor FAQs

Answers to Common Investor Questions

These answers are general information, not financial, tax or legal advice. Please talk with your CPA, attorney or lender about your specific situation.

What makes a good rental property?

It depends on your goals, but investors usually look at the purchase price compared with realistic rent, the property’s condition and expected repairs, taxes and insurance, any HOA rules on leasing, and how easy the home will be to rent and maintain. I’ll help you gather rent comparables and the property details so you can judge whether it fits your plan.

What are cap rate and cash-on-cash return?

Cap rate is a property’s yearly net operating income (rent minus operating expenses, before any mortgage payment) divided by its price. It’s a quick way to compare properties regardless of financing. Cash-on-cash return is your yearly cash flow after the mortgage, divided by the cash you actually put in. Both are only as good as the numbers that go into them, so I’ll help you find realistic local inputs.

Can I buy with hard money or other private financing?

Yes. Many investors use hard money or private lenders, especially for flips. These loans typically move faster but cost more and have shorter terms than conventional financing. I can introduce you to lenders who work with investors and make sure your offer and timeline line up with how your loan works.

Can you help me sell my flips or rentals?

Absolutely. I can list your finished flips and help you sell rentals when it’s time to move on, including properties with tenants in place. Selling a property you know I’ve seen from the start often makes pricing and marketing conversations easier.

Do you offer property management?

[I do / I don’t] manage properties directly, but I can introduce you to property managers in the area. It’s worth interviewing a few and asking about their fees, how they screen tenants under fair housing rules, how they handle maintenance and how they report to owners.

Can you help with a 1031 exchange?

I can help you find and buy replacement property on your timeline. The exchange itself has strict rules and deadlines, so you’ll work with a qualified intermediary and your tax advisor to set it up correctly before you sell.
