Military FAQs

Answers to Common PCS Questions

What is a VA loan, and am I eligible?

A VA loan is a home loan backed by the U.S. Department of Veterans Affairs and offered through private lenders to eligible service members, veterans, and some surviving spouses. Eligibility, down payment, and fees depend on your service history and situation, so the best first step is to request your Certificate of Eligibility and speak with a VA-approved lender. This is general information, not lending advice.

Can I buy a home without seeing it in person?

Yes, many military buyers do. I’ll give you live video tours, share honest notes about the home and its surroundings, and make sure inspections are thorough. Where possible, I’ll also try to schedule a final walkthrough by video before closing.

When should I start my home search after getting orders?

As soon as you have orders, reach out. Even if your report date is months away, we can line up a lender, learn the areas, and set alerts so you’re ready to move quickly when the timing is right. If your orders change, we’ll adjust the plan.

Can I rent out my home if I PCS again?

Many service members keep their home as a rental when they move on. Before you buy, we can look at features that tend to make a home easier to rent, and I can connect you with property managers. Check with your lender about any occupancy requirements on your loan.

How should I think about my housing allowance?

Your housing allowance is set by the Department of Defense and varies by rank, location, and dependency status. I recommend setting your budget with your allowance in mind, along with utilities, insurance, HOA dues, and property taxes, and reviewing the numbers with your lender.

Do you also help veterans who aren’t on active duty?

Absolutely. Whether you’re retiring, separating, or moving for a new job, I’ll help you buy or sell in Greater Houston and connect you with lenders who can explain how your VA benefits may apply.
