Commercial FAQs

Answers to Common Commercial Questions

General information only, not legal, tax or financial advice. Always review specifics with your attorney, CPA and lender.

What is a cap rate?

A capitalization rate is a quick way to compare income properties. It’s the property’s net operating income (rent and other income minus operating expenses, before loan payments) divided by the price. It doesn’t account for financing or future changes in income, so it’s a starting point, not the whole picture.

What’s the difference between a NNN lease and a gross lease?

In a triple net (NNN) lease, the tenant typically pays base rent plus a share of property taxes, insurance and maintenance. In a gross lease, the landlord typically covers those costs within a single rent amount. Modified gross leases split costs somewhere in between. The lease itself defines who pays what, so read it carefully with your attorney.

How long does commercial due diligence take?

It depends on the property and the contract. Buyers commonly negotiate a feasibility or due diligence period, often several weeks or longer, to review financials, leases, inspections, surveys, environmental reports and zoning. I’ll help you build a checklist so nothing gets missed before that period ends.

Is financing commercial property different from a home loan?

Usually, yes. Commercial loans often call for a larger down payment, shorter terms and a review of the property’s income as well as your finances. Options can include conventional bank loans, SBA programs for owner-users and others. Talk with a commercial lender early so you know your options.

Do you represent tenants as well as landlords?

Yes. I can represent a tenant looking for space or a landlord leasing space, and I’ll be clear about who I represent in every transaction. As a tenant, having your own representation means someone is focused on your needs and your total occupancy cost.

What should I look at besides the rent or price?

Consider operating expenses, build-out or improvement costs, parking, signage, zoning and permitted uses, lease length and renewal options, and the condition of major systems like the roof and HVAC. I’ll help you compare options side by side so the full cost is clear.
